Property Condition Assessments (PCA)
We follow Standards of Practice for ASTM E2018 baseline Due Diligence PCA's and InterNACHI Commercial Standards of Practice for commercial, residential and industrial properties. Additional services include commercial property-building inspections and consulting. Our clients include owners, sellers, investors, end users, lenders and loan servicers.

COMMERCIAL PROPERTY INSPECTIONS
The ASTM E-2018 and the InterNACHI Commercial standards are widely recognized and applicable for most uses. Your building or property may require a scope of work that can be more or less involved than a standard PCA. This would require a Commercial Property Inspection. The scope of our commercial property inspections starts out with the baseline property condition assessment process as outlined in the ASTM E-2018 and the InterNACHI standards as a starting point. The scope of the standard can be expanded to meet your requirements and may include dismantling and operation of readily accessible equipment and systems, maintenance recommendations with budgets, long term replacement schedules and cost to remedy deficiencies. This type of inspection usually eliminates the need for obtaining service documents and interviewing called for in the standards. The results of this type of inspection can provide a more detailed picture of the condition of major and minor building components and how maintenance,or the lack of, has affected its life span and related maintenance costs. Our final report (based on the scope of work agreed upon) may list the deficiencies, budgets figures to remedy them and a detailed report with representative photos where appropriate.
Commercial property inspections and property condition assessments may include the condition, life expectancy and repair/replacement budgets for the roof systems, electrical services, common plumbing, heating units, HVAC units interior/exterior walls, floors, windows and finished areas along with the grounds and surface lots adjacent to the building. When possible the report with include interviews with management and maintenance staff, providers of maintenance contracts on key equipment.
